What should a caller describe accurately?
Give the already-observed timeline and ask the qualified assessor for a source finding. The California Department of Insurance lists sudden accidental water as typically covered while flood and seepage are generally excluded, then instructs readers to inspect their own exclusions. Those categories are not a claim decision.
How can documents be located safely?
Find the policy and any relevant building contact in a dry, unaffected location. If the insurer asks for damage photographs that require entry, discuss a safer way to provide evidence.
Stay away from the affected area, do not touch electrical switches, outlets or appliances near water, and call a professional. If anyone is in danger, leave the area and call 911.
Who determines work versus payment?
The independent provider gives a material-specific proposal; the insurer applies the policy. If the building has rules allocating work, read the actual documents with the appropriate parties. Estimate questions cannot substitute for those decisions.
Calls go to voicemail, not a live provider. Messages are recorded and transcribed after the greeting. You can email us instead.
